Payment Options
We accept the following payment methods:
- CashPay via your Resident Account
- ACH (Bank Transfer)
- Credit and Debit Card Payments
ACH and card payments can be made through the Resident Portal or RM Resident App.
Utility Billing Fee
A $5 monthly utility administration fee may be charged for processing and billing utility reimbursements.
Renters Insurance
Residents are automatically enrolled in our Landlord Protection Program (LOP) for $20 per month unless approved proof of independent renters insurance is submitted through LeaseTrack.
Utility Billbacks
Many properties utilize utility billbacks for shared services such as:
- Water
- Sewer
- Trash
- Common Area Electric
- Common Area Gas
Billing methods vary by property and are outlined in your lease and utility addendum.
Parking Policy
Many of our communities offer assigned parking.
If your property requires paid parking:
- A parking placard must be purchased from the office.
- The one-time placard fee is $120.
- Residents must park only in their assigned space.
- Vehicles parked without proper authorization may be subject to towing.
Please confirm parking requirements with your leasing agent or office staff.
Pet Policy
We proudly offer pet-friendly housing at many of our communities.
Pet fees include:
- $400 one-time nonrefundable pet fee
- $35 monthly pet rent per cat
- $50 monthly pet rent per dog
Other animals may be permitted with prior approval. Please contact the office regarding restrictions and applicable fees.
Submitting Maintenance Requests
- All non-emergency maintenance requests must be submitted through the Resident Portal.
Please note that maintenance requests submitted by email, text message, social media, or voicemail are not monitored by the maintenance team and may not receive a response.

Emergency maintenance should only be used for issues that pose an immediate threat to health, safety, or property.
Examples of maintenance emergencies include:
Gas Leaks
If you smell gas or suspect a gas leak:
- Leave the area immediately
- Call 911 or the utility provider
- Then notify management
Flooding or Burst Pipes
Active water leaks causing significant property damage.
Sewage Backups
Sewage backing up into sinks, tubs, or toilets, particularly when the unit has only one bathroom.
Severe Heating or Cooling Failures
- Loss of heat during freezing temperatures
- Loss of air conditioning during dangerous heat conditions
- Security Concerns
- Exterior doors that will not lock
- Broken locks
- Broken windows affecting security
Electrical Hazards
- Sparking outlets
- Exposed wiring
- Complete loss of power not related to a utility outage
Lockout Service
After-hours lockout service is available for:
- $75 after 5:00 PM Monday–Friday
- $75 after 3:00 PM Saturday
- Subject to staff availability
Mailbox Key Replacement
Replacement mailbox keys are available for $40.
Move-In Checklist
Before Move-In:
- Review and sign lease documents
- Pay prorated first month’s rent and all required move-in charges
- Transfer required utility accounts into your name
- Provide utility account information if requested
Move-In Day:
- Pick up keys after 12:00 PM
- Complete and return your move-in inspection form promptly
Move-Out Checklist
Provide Proper Notice
Residents must provide notice in accordance with their lease agreement before vacating the property. Failure to provide proper notice may result in additional charges.
Remove All Personal Property
All belongings must be removed by your move-out date.
Items left behind may result in disposal or hauling charges.
Clean the Unit
The apartment should be left in clean condition, including:
- Floors
- Bathrooms
- Kitchen appliances
- Cabinets and countertops
- Living areas
Additional cleaning charges may apply if excessive cleaning is required. Residents may choose to hire professional cleaners or carpet cleaners before move-out and submit paid receipts for consideration during the move-out inspection.
Return Keys and Provide a Forwarding Address
All keys, garage remotes, and access devices must be returned by your move-out date. Failure to return keys may result in rekeying charges. A forwarding address is required for security deposit processing.
Return Parking Passes
Parking placards must be returned upon move-out.
A $120 replacement fee may be charged for unreturned placards.
Pay Any Remaining Balance
Outstanding rent, utility billbacks, fees, or other charges must be paid promptly. Unpaid balances may be deducted from your security deposit and/or referred for collection.
