Emergency maintenance should only be used for issues that pose an immediate threat to health, safety, or property.

Examples of maintenance emergencies include:

Gas Leaks

If you smell gas or suspect a gas leak:

  • Leave the area immediately
  • Call 911 or the utility provider
  • Then notify management

Flooding or Burst Pipes

Active water leaks causing significant property damage

Sewage Backups

Sewage backing up into sinks, tubs, or toilets, particularly when the unit has only one bathroom

Severe Heating or Cooling Failures

  • Loss of heat during freezing temperatures
  • Loss of air conditioning during dangerous heat conditions

Security Concerns

  • Exterior doors that will not lock
  • Broken locks
  • Broken windows affecting security

Electrical Hazards

  • Sparking outlets
  • Exposed wiring
  • Complete loss of power not related to a utility outage

After-hours Lockout Service

  • $75 after 5pm Monday–Friday
  • $75 after 3pm Saturday
  • Subject to staff availability

All non-emergency maintenance requests must be submitted through the Resident Portal.

Please note that maintenance requests submitted by email, text message, social media, or voicemail are not monitored by the maintenance team and may not receive a response.
